Have you ever had a deal nearly fall apart because of an unexpected complication?

Paid a little less for an apartment unit in Arkansas, but it was much smaller.

I have my personal emergency fund stored away in a HYSA, and am working to build up a15k property reserve as well, but am conflicted on where to keep that 15k.

Well the family members trashed the apartment and left me to clean it up and rehab it.

If you are talking 100+ unit apartment complexes, then I would change my tune a bit.What is more important than the actual market, is the dynamics within that market?

 @Sofia Komrskova The biggest selling point for me is access to the existing network of IMTR relocation specialists which would take years to build up on my own and I have had zero luck on BP getting any feedback specifically for relocation specialists.
