This is where ethics kicks in, over valuing your position based on fabricated justifications instead of what charges are customary in the market for the same service, not only is it to ethics but also is to law, as dealers that overcharge beyond what is customary will generally be shot down.Now, through my regulatory eyes, net listing goes deeper than Karl's definition into the intent of the law, that being that 1. services provided carry a set valuation and 2. that a licensee does not take equity from a transaction that would be due an owner.

@Dmitriy Fomichenko + @Walt PayneI did some research on this over the weekend and I face two barriers: 1 being I don't think I can transfer out of my current 401k for a rollover and 2 being I am a SEC licensed individual and since I work for a broker/dealer, they have to sign off on any side jobs I do for conflict of interest.

Homeowner is unresponsive and unwilling to sell to anyone, likely due to some clouded judgement as a result of drug use (apparently, according to neighbor I spoke to yesterday).Is there ANYTHING I can do, speak to the bank/attorney/etc. to purchase the property ahead of auction/foreclosure?

. : )First step is make sure it is cigarette smoke and not some other kind of drug which is more expensive and much harder to remove from the property.If it's just cigarettes the extent of the cleanup will be relative to length of time smoking in the house and the frequency.It is labor intensive and does cost quite a bit of money so figure that into your offer price.

I'm just trying to get ideas.A down side of NOT doing them in separate entities is being declared a dealer, and having your depreciation on buy and holds RETROACTIVELY disallowed.

It's like CarMax, people still trade in their cars to other dealers at wholesale prices even though CarMax practices a similar model.What I don't understand is how do they operate on such thin margins if the market shifts to a buyers market or even just a softer sellers market?
