Sue, there are few true emergency calls but if there is one, it cannot wait until the next business day. 

I've had that happen several times. eRentpayment takes about 5 business days from the initial debit to verify the funds, then transfer them to my account.

A regular tenant should get a call back by the next business day.

Funds make it into my account in 5 business days.  

@John T, Lots of good answers here, but in a nutshell, I'd- Screen your tenants as if your financial life depends on it - because it does- Have six months reserve for PITI - Not just for Freddy and Fanny, but for your peace of mind, vacancies, cap expenditures- Use your notices; If rent is due on first, enforce it second business day it is considered late, period.- Exercise your right as a landlord to advertise availability of unit the day you receive notice from tenant.

Actually it was four days since Sunday doesn't count as a business day.  

I would also say that if a response is not received within 5 business days of her intentions, it will be assumed she will vacate the property at the lease termination date and you will begin showing the property between the hours of 9am and 7pm with limited notice. 

I was reading on their website it takes 5 business days for bank account transactions to post and 3 for cards.

Everything else can wait until a business day/hour.Even with strict policies in place, tenants will still try.
