I tend to prefer the nicer pockets of the lower income neighborhoods to have the best success there especially if you are out of state.

The suburbs tend to be extremely stable though, in fact the dc metro area has had the least appreciation of any major metro since 2009 believe or not.

Otherwise your back lots will tend not to sell till your front lots due to cost to run electric up front.  

@Steve Smith I know using self-directed retirement accounts is pushed pretty big, but my understanding from accountants including my own is that people tend to get themselves into hot water with them. 

Probably because I tend to find them in the clearance aisle, I use a longer curtain rod (usually with 3 brackets) and curtains that cover the entire sliding door, usually with larger metal grommets or loops.

As others noted, more beds and baths tend to be a very common way to force appreciation.
