 @Fernando Angelucci, I was able to figure out how to get the list  but the county keeps telling me to sign a notarized release form stating that the information will not be used for commercial purposes.How can i get around this?

Also, if a tenant moves out and forgets to disconnect their utilities (we do remind them and follow up, but sometimes they lie -- we also can't verify as we are not the account holders), we have to provide notarized documentation that a tenant moved out, wait for that to process and then reapply again, which leaves us without power and water at most 1.5-2 weeks.Would it be best to just leave the utilities in our name, pay it and then bill the tenants directly?

So, sellers can also be asked to sign notarized affidavits personally guaranteeing the validity of leases and ledgers.So now, let’s get to the clause to include on your purchase agreement to make sure you get all this information in enough time to review it.Seller(s) agrees to provide the following to the buyer within X days of buyer’s satisfactory inspection, but in any case at least X days before closing: All rental leases, rent ledgers, tenant(s) valid phone numbers and email addresses, rental applications & supporting tenant identification, income and asset information, any documents corresponding to any ongoing legal actions pertaining to the property, leases, service contracts, etc., at least three (3) months of the most recent bank statements for any account(s) rental funds were paid into and any company or corporate tax returns for proof of income and expenses.

, US credit with 4 tradelines which it sounds like you have, anything not written in english must be translated to english by appropriate vetting, you need to go to US embassy to be notarized, and you need a team of people in the city where the property is to trust.

I didn’t see anyone mention as of January 20, 2017, In-Person Check-in Agent and 24/7 Complaint Response Agent acting on behalf of a Transient Private Home Rental (TPHR) managing agency/owner manager were required to submit notarized affidavits personally acknowledging their agreement to act as an agent in one or both of these capacities.
