We self manage virtually all of our units and it takes a lot of time. 

But black matte just gives the impression of 'luxury' to most people viewing it and costs virtually the same as chrome and brushed nickel (which I cannot stand persoally).

With all due respect to the virtual investors, I need to be able to see and touch any properties I'm looking at, so going the virtual route isn't for me. 

What other platform offers 50+ hours of live virtual training each week plus the new agent mentorship program.KW has a big name for training too.And then there are smaller local / regional brokers that can offer a lot of hands on support.

Medical office was virtually vacant, being mismanaged by the previous owner, then quit-claimed to current borrower after a bad business deal.

If you're fixing this to flip, I'm not sure why you care about all of that information anyway - all old houses have a history; sometimes there's good reasons for why things were done - I have found this out in virtually every interior soffit I thought I would tear out - and sometimes it was just the cheapest/easiest thing to do at the time.

But I use virtual assistances to do all the paperwork, and I have empowered my employees that look after the properties to find cost savings to make a bonus per quarter.
