Hello,My previous tenant a frequent smoker left burning cigarette stubs on wooden stairs at least at three different spots and there are very conspicuous dark spots there, I have been putting of remediating this for quite sometime now.

I frequently see 4-plex's that have original kitchens from the 70's and 80's, have neglected maintenance over long periods of time, or even have leases that are several years old without any increases in rental rates.

I have a duplex in Seattle I live in that would work well, consider getting a few others in other West Coast locations I frequent

If I remember right they would scrub the walls with dry sponges, replacing frequently, until the smoke coating came off enough to prime and paint.

I frequently visit Rhode Island and drive down to Eastern Connecticut.

Any online resources or sites I can use beforehand to eliminate frequent appointment will be really helpful.
