It's actually illegal to pay a referral fee to an unlicensed individual if it's a consumer transaction.

You can have an unlicensed person manage your property such as a handyman.

If you are not doing any major changes, and there are only cosmetic work, you can use an unlicensed person (providing that the town has no other provisions).

My unlicensed HVAC guy that “isn’t with a company any longer” (ahem) can install cheaper but I would rather have the warranty.

It allows people to run unlicensed hotels, and there are a lot of reasons that hotels have so many rules in their licensing and zoning, which will someday blow up with epidemics of bedbugs, bad fires that kill people, etc.

The courts will not award a judgement to any unlicensed contractor.

Also as an unlicensed(non-real estate agent) wholesaler, you are really skirting actual laws (you cannot sell real estate on behalf of someone else if you are not licensed) that can get you into serious trouble and fined.

Note also that in many states, showing properties to prospective tenants (for someone else, for compensation) is an activity that requires a real estate license, so be cognizant of that and the scope of responsibilities that you allow an unlicensed individual to perform.
