Hi Anthony, either or would suffice. 

Its probably easier to use the mileage rate as you are just keeping track of the miles driven that pertains to your properties/business (keep a log of what the mileage pertains to...which this would suffice the way its set up in the spreadsheet).  

Also, in terms of finishing touches, does it need top of the line finishes, or will basic finishes suffice?

If you do it will suffice to evict for not paying rent when due.

If my contract on states that my intentions are to SELL/ASSIGN the contract to an end buy, would that suffice?

Joe,I would imagine you'll get a ton of responses on this so I won't go into too much detail, but suffice it to say that I started my mobile home investing business a few years back and not only had $0, I was a sizable chunk of money in the hole from a partnership gone sour.

You are getting hung up on "restoration", when a "rehab" will suffice for rental purposes.

If not, maybe out of state properties will suffice. 

I go to bed with large ice pack most nights and some of those nights she is running the heater.For the ADU hot water heater, I suspect a small on demand would suffice.
