Aloha,One issue is the potential for improper handling by your staff, resulting in YOUR funds being lost or stolen.

Gut everything, mold issues, stolen copper, and basically nothing salvageable. 

If you do invest the money, it will not last for long (broken, stolen, etc.).

When I have vacancy, the HVAC and copper do not get stolen.

Parents (like me) will book without that stuff, so I don't believe it'll make substantial upticks in bookings but a bonus for these types of guests.I'd be more worried about the highchair breaking and a kid getting hurt than it getting stolen. 

Of course I am in one of the hottest markets in the world, during one of the longest bull markets ever.It would be more succinct to say, traditional general and some specialty merchandise retail is dead, as we previously knew it.But as the OP said and as many previous economists have said, we are turning into a service economy.

No one has said anything yet, but I bet that credit card was stolen too. 

I have had 3 properties broken into while vacant - AC unit and appliances stolen -- all in Indianapolis, 2 B neighborhoods and a C neighborhood. 

You can do it, you need a good cleaner you trust, a maintenance person (luckily, our cleaner partners with one) and then some emergency numbers "just in case" (i did have to call a 24-hour plumber 1 time so far). and then i come down every few months or so to check on the place. thats also how we found out at some point guests have stolen - spices, laundry pods (my fault for leaving out too many), games that we left for people to play, wine key.
