Not disregarding wholesalers at all (I truly appreciate them and think they have a place in the market) but I feel yucky simply saying sell me your house for penny's on the dollar which is the primary reason for including the other options listed above.

They are simply a way for the broker to get an indication of your intentions.

I am going to throw this out there , investing is always a gamble , you dont always win .

But I have more than once kept deposits from wholesalers that simply tried to tie my property up and then couldn't move it.You are welcome to do any due diligence before you put the property under contract.

I'd simply tell them that when the temperature on the thermostat is changed, it takes time to reach that temp. 

If you were not notified, and they simply stopped.....its time to start digging to make sure something is amiss. 

Find a partner that lacks what you offer and create a win/win.

Structure everything as a win/win- if you make more money, the contractors make more money. 

Asking for a mentor is no more work than asking to win the lottery. 

Either share in profits, but if you simply don't want a second "cook in the kitchen" finding a passive partner may help.
