Not to mention building the subdivision was 45k a lot just for local improvements.. same improvements in SC would have been in the 20 to 25k a lot range.. that particular one fronted a street with all utls. so when we buy raw dirt ( and we are one of the cheaper west coast places to develop) we are at 75k per HOUSE before we even buy the land pay for capital and start with sticks and bricks  or in our case sticks and hardi plank :)add price of raw dirt at 30 to 100k per lot and your at 100 to 200k per lot before you start.. so how can you have affordable housing???
