They predictably did not respond to this portion of the request so I have nothing in writing.  

I read a report today that indicated Pueblo had experienced a huge increase in market strength and was predicted to continue into 2017.  

Students are predictable, and easier to evict if necessary.

Anyone here  including myself are more than happy to answer any questions about the current market and future predictions.

NAR  predicts this wont start to be resolved until late 2018 on a national basis.

My ADD won't let me read the whole question, but if you can predict the market that well, then you need to be doing other things than renting out homes.  

This made it more "predictable" but also a little more boring of a town.

Obviously, nobody can predict the future, but if you're likely to have the loan for a long time, the lower rate options can often make sense because the lower rate eventually makes up for the higher up front closing costs.

I don' have the ability to predict like the Magic 8 Ball (remember those?)

It's hard to predict what the property will hold.
