@Victoria ColemanI would look into if you want to start buying them just for yourself, mailing (mass marketing not just 500 postcards), PPC (pay per click) on google etc., Facebook ads, probate mailings work, radio ads work, and networking with local realtors/wholesalers.If you are just looking to buy some off market deals every once and awhile, I would suggest realtor/wholesaler relationships.

Any possible reason for them to be a motivated seller, and then write them letters, send post cards, cold call them after you skip trace their name and address.Or, a less expensive way is to drive around neighborhoods and knock on the door or write down the addresses and send them letters.

So your “we buy houses” postcard or letter most likely goes straight into the trash or you may get a voicemail telling you to never mail them again.There are many different lists that you could potentially mail to, but the one talked about the most, and probably used by every new user of direct mail first, is Absentee Owners.The key to creating a strong direct mailing list is to source the leads not everyone mails to.

Once you identify a house (distressed and/or vacant) you can skip trace it right at your phone, then you can call the owner or send him/her postcards.
