In that price point, you'll do well to look in Seminole Heights.Value add will always be your best bet for better ROI, but out of town buyers usually will want as close to turnkey as possible.A pool will add 30%+ to your ADR.

.… this actually isn’t everything but I’m getting depressed.Because I MANGE my own properties, let me give you a couple maintenance tips.....Don't hire a CONTRACTOR!  

Because I also own and buy actively, I also have the proven vendors that further save my clients money from insurance, landscaping, pest control, pool care, and handymen/hvac/plumbing/electrical.With that said, I’ll send you those properties today per our phone consultation @James Thompson and we’ll be sure you get your 1031 funds allocated smoothly and into great STRs 👍

The townhouse had an HOA fee, a clubhouse, a pool, and tennis courts.
