Hello,We have been using Buildium for 7 years but have noticed a number of "glitches" lately.

As the market cooled in 2023, price growth slowed to 8.3%, and sales volume decreased by 15% from the 2021 highs.

For example, if I give notice on August 7th, will the lease end on Sept 7th or do you need to wait until the 1st of the next month?

My question is, is there anything more I need to do to (i.e. issue a formal written notice of lease violation) in order to prepare for the possibility of keeping a portion of their security deposit to pay for eliminating the odor? 

Finally, a HELOC can be withdrawn at a moments notice by your bank. 

In my opinion, that is how an occupied house should be shown.The "no showings until an offer is accepted" strategy is widely used, but it also decreases the demand for the property.

I'm not leaving my day job for $800 a month, but,$9,600 a year is noticeable.

I've noticed some deals that include an ADU (Accessory Dwelling Unit) and would like to know if these are popular in the area.

What I have noticed around Stuttgart is that purchase prices are through the roof but rents are still relatively cheap so it's hard to get positive cash flow.
