@Tom BrickmanWhen I read the title I thought there was a face to face confrontation where the tenant actually stood toe to toe with with you and put up his Dukes.After reading your story I believe this is a misunderstanding that needs to be taken care of in a face to face conversation and not by text.A lot can be lost in translation in a text message. 

Turn over every rock possible and make sure your expectations fit what they provide, so there isn't a miscommunication or misunderstanding of what they do and don't do.

I don't know what you are talking about but I bet it is either BS or a misunderstanding.

You did say "for a month" and I never look at cash flow at a monthly basis (always a yearly basis) so maybe I am misunderstanding you.

Did I misunderstand the books I read and the research I did?
