Tenacity goes a long way in this business and in many other businesses as well.

If you find belongings inside, look closer to see if the tenant has been abandoned or is just gone for a long vacation, hospitalized, in jail, etc.

Real estate wealth is built through long term price appreciation, property becomes (usually) more valuable over time, especially if purchased in areas that have either gone through development or redevelopment.  

On long-term rentals the bank likes to see signed leases which clearly you can't have with STR. 

It can be a long process if you don't narrow it down.

I think there is value in ADU as long as it is legally done and can be legally rented.On the sale side a benefit can always be an in law suite.

This can also work with long-term rentals if you end up wanting to do that.

When cycle gets tougher then those marginal agents sales dry up and they go back to that j-o-b especially since they did not save and spent all their money on trips, bigger houses, nicer cars,etc.Good LuckI hope you are one of the few that make it long term. 14 years in the business and still having record sales year after year.The best nugget of info I can give is constantly out learn your competition.
