The California Contractors State License Board requires a physical address.

I don't think there is a separate property management license.

My understanding is that most cities regulate the residential assisted living space.Have you checked to assure that you can get a license for the property? 

So far I have learnt that we need to do the following:1) Get a TPT (Transaction Privilege Tax) license. 2) Register the property as a rental property in Maricopa county records.

If it is i am with @Greg Scott  if you have vetted the contractor and they are licensed for what you are doing and you checked references then let the PM know you have selected someone else. 

For example what if you decide to move and no long keep Texas real estate license. 

I keep escrow open with EMD to make sure we can enforce our contract in case the seller stops communication out of nowhere.Yes, I agree with the licensing part.

Well maybe yes or no, however if a certified appraiser licensed by the state deems the price, then it is worth that.
