Hey Karl, @Karl SzymanskiI can definitely understand the temptation to do something close to home, but it likely will depend on whether you are planning to manage these properties yourself (which I personally, wouldn't since you are simply just buying yourself a new job) and where the best forecasted ROI is at. 

I have only been looking at residential, single family, but today I found two commercial spaces (office) that would be a great fit for my growing day job business as a lactation consultant (currently operate just by doing home visits, but want a dedicated office space to see clients one day).

Anyone have a good plumber I could use for this job?

@Caleb L.I would say it is fine, so long as your job is not just to find a property for an investor by middle man communications between a broker and the investor for a small payment (pretty much what a broker does).

I would get some contractors out there to start to bid the job..

Listen, my full time job is I own a restaurant franchise portfolio and then we have real estate.

Low property taxes, landlord friendly, weather is reasonable, close to Lake Tahoe and lots of enjoyable areas in CA, strong appreciation, strong rents, population growth, diversified job growth, limited land allows for significant appreciation outlook over time. 

It was definitely a "fix and flipper" lipstick job. 

Seems like everyone only does a half job and the good ones are too busy!
