In the process, I would either lose this potential tenant and yet would have gone thru the process esp. when I wanted to avoid getting engaged with the city Like someone's comment elsewhere - the tenants who come thru this program are not well earning, so what is the probability they will 1) stay longer& not have to be evicted and or 2) the payments in time/ partial 3) will they trash the place

As for your question, it just depends on how knowledgeable you are to accurately report your income and expenses and to verify what TurboTax is spitting out.  

It could be a book on deal analysis, proper investor mindset, an internet figure who gives out great knowledge, a legitimate course.

My problem is about the contract, where can I get a real state agent or someone who have some knowledge on the topic around this area.

I know it sounds weird but Sellers want no knowledge and Buyers want all the knowledge.

Everything you learn from podcasts, books, seminars, and websites is general knowledge.
