Reading up in forums and like the blogs around covering yourself with documentation before you deal with Independent Contractors (ICs).Unfortunately, some of the links to the sample IC contract seem broken now as they were a few years old.1) Is anyone willing to share any links to sample IC contracts, an Insurance and indemnification agreement, and a lien waiver?

One thing is, myself included, owners charge below market rent particularly if the property is paid off, tenants are there a long time and rents haven't been raised, or property taxes are lower than what they should be because of property tax caps and go up dramatically when it changes hands.It behooves you to know what the market rents should be, the market value independently of the sellers records.

When I did rent to unrelated room mates I made sure each qualified independently, 3X rent and minimum 650 credit score.
