Hi BP,I have a friend of mine bought a land through tax foreclosure auction...he bought it without doing any due diligence ahead of time, anyways he found out its a very small lot and worth nothing if he is trying to sell.The appraisal value is $12k and he paid a bit less but no body would buy such lot on the market...somebody told him to donate the land to the city or the county or some sort of organization that helps people and file it on his tax return as deduction. my questions are: 1- Any suggestions who to target to donate the land 2- If he donated the land can he file it as a loss or deduct it from his tax refund at the end of the year...he is entitled to pay some capital gain taxes on other properties he sold so this deduction will definitely help.3- If point 2 is doable will he be able to file based on the appraisal value $12k?

Remember there are multiple levels of government oversight so local laws/ordinances my be trumped by state or federal laws as well. 

Learn the laws that govern landlord-tenant relations in your area well.

It's a little frustrating that they paid all their lives to support others on medicaid and other government programs and now they cannot reap any benefit themselves unless they lose virtually everything they have.Any thoughts?

Hubzu is a very reputable auction platform run by Ocwen, an Orlando-based clearing house for all government-backed mortgages that have been foreclosed upon, i.e FHA, VA, etc.

I'm at the point where I realize that my body can't handle this kind of labor (50-80 hrs wk) for another twenty years and have always had an interest in real estate.

On one end I read about investors that take advantage of the Act 22 tax exemption, on the other end the government struggles with debt and reconstruction of Hurricane Maria damages.

Prevents any issues coming up later when you want to sell the property or when the county sends drones through your neighborhood looking for unpermitted pools/decks/carports, etc to try to raise revenue to cover unfunded liabilities in government spending. ;-)

By Day 60, were federal agents at the door accusing the tenant of sending child pornography through US mail because multiple envelopes with their return address had been sent to several government addresses throughout the Los Angeles area?
