If you lend money to others who are doing the flip, your interest income on the other hand is generally passive resulting in no SE taxes.As suggested, splitting wages and distributions with an S Corp can help and renting the property before selling can too.

Rental property ownership isn't for everyone and if his "Extra"  income to survive is coming from that single property then he may be really be hard nosed about upsetting that.I'd suggest to get a cost estimate for him to get it metered separately, it's probably well worth it.

The city's water quality report makes no mention of sulfur, as far as I can determine.The cold water is ok by me - I take my pills, brush my teeth, make coffee, etc. with it, but the cat turned her nose up at it when I moved in here.
