If you lend money to others who are doing the flip, your interest income on the other hand is generally passive resulting in no SE taxes.As suggested, splitting wages and distributions with an S Corp can help and renting the property before selling can too.

I want to prove every single person who ever snubbed their nose at me because I might walk with a limp and talk with a speech impediment that they were dead wrong about ever overlooking me.

If I got such a postcard, I'd probably feel like you were rubbing my nose in my own problem and be less inclined to work with you, not more.

Any work that I have ever had done to my properties, I have always been there to poke my nose in to see how the job was going and I was always available to talk to the company at a moments notice.

It's what I call "under the radar" marketing.What is also suspect to me, having the nose of an investigator, is that your first post on BP came right after I brought reality to another author's post of guru predatory and illegal dealings.
