There is plenty 6 family in middle village now that went from 1.8m-2.1m.Down to 1.2 to 1.3 after the rules changed in August.

You definitely wanna get a feel for the areas by visiting or through someone else because it can vary street by street.Corktown/midtown are highly invested in so I’d stay out of there but some other places I recommend on the east side are islandview, in and around Indian village, morningside/east English village area. 

A word of caution, the Village of VP does seem to have some type of aversion to residential development. 

And in the same escrow we sold part of it for 2.2 million to the Retirement development to the North of us called Hope Village..

When I bought it it was listed as a single family house (with two houses and three kitchens mind you) and the tiny village's lawyer said that the secondary unit(s) could not be rented out.
