By reading this article, an astute real estate investor would have known that Irvine was in midst of an emerging real estate market in the 1990s and ready to explode to the upside.

mhmm needs work and asking 700k although i know brooklyn is really hot now i don't think mill basin is one of the areas on fire which are basically within a 2 or 3 neighboorhood distance from williamsburg like bushwhack is exploding along with bed study and than of course downtown bk and even greenpooint and yea some people may be able to get 1800 for a similar apartment in mill basin but i know theres not a lot of subway out there and how far out is it... maybe the pricer rents are all located on the corner of a bus stop or express bus stop...

Do this and even if this pocket doesn't explode like some of the areas around it, you'll still have a solid investment.

If you google for keywords "major players in non-qm space," you'll find several articles about how the market for this product is exploding.   

East Cherokee County is exploding in the high-end suburban end with good deals still to be had.

Not to be contradictory but I have owned in Fishtown for 3 years and I would say with the nightlife exploding and new construction there it has definitely arrived.
