BTW, if your family member is trying to negotiate a discount, the only likely avenue would be a short sale and no other family members would be eligible to buy it through a short sale due to arms length transaction and non related parties restrictions for the short sale.

Conventional Lender will likely see it is not an arm's length transaction and be more careful to get all the paperwork and not waive any conditions.

And yes, my opinion that your NOT being a MN agent, NOT in MN, NOT having dealt with this but arm-chair-quarterbacking is negative, hurtful to persons, and in my opinion wrong. 

I explicitly listed in ad that "no pet" and "no washer/dryer".

This marketing system would also cost an arm and a leg and likely not be the best for a new agent as they woulden't close enough deals.
