Maybe you find something with a large square footage that you could add a bedroom or bathroom and increase rental rate, or a basement with a potential separate entrance that can be its own unit.

You analyze markets by finding the common properties, based on size only, and find the groups of them where they reflect the same $$$$, for three monetary events:1 - Entrance - Cost to buy2 - Exit - a) Sold Comps; b) Rental comps3 - Spreads between 1 and 2a (cash flow), and between 1 and 2b (profit) Here's what I mean:1 - Pick any area2 - Record all the properties 4Sale on the map of that area (yes, plot them on the map) a) Size (the ranges are defined by/where the mean of every range no more than 10% away from the highest and lowest sq ftg defining that range).

.- Appliances: stove and oven, refrigerator- Chimney- Large front porch shared with 1st floor residents- Separate front door entrance, basement access is through a staircase at the rear of the house next to kitchen- Street parking (we have a tight, shared driveway and can't accommodate off street parking)Important note: The first two tenants moving in will be relatives of me and my husband (a nephew and a cousin), but the rest of the workers moving in, in the future I likely won't know.I have a small back yard where my husband and like to make fires and hang out when the weather is nice.

The primary living area is approximately 2300', an attached mother-in-law is around 700', and two apartments with separate entrances are about 550' each.
