Not receiving rent and no communication

I’m in Washington state and have a rental that my tenant is notoriously late and full of excuses. She hasn’t paid rent and promised to make her payment and now isn’t communicating.  She receives disability and her husband works at a large casino.  I followed the steps to do an inspection and do some maintenance she requested and she denied the request to enter the home.  What do I do.  *thanks!
