If the breaker has been replaced and the area around the main panel doesn't reek of burning plastic (electrical components melting  smell about as distinctive as burning hair) there is no safety issue. 

Putting aside the fact I would never mail a yellow letter because of my model, you can do better than sending a mail piece since you are spending considerable energy building the list.Sign up with BeenVerified or Intellius to find phone numbers, e-mails, social media pages.

Don't try to tell me that the management company didn't get a piece of that.

If a fuse blows and a spare isn't readily available it's all too easy for a tenant to stick something like a penny or piece of pipe in the panel and create a fire hazard.

., although having cash on reserve for repairs is crucial,  I would suggest purchasing a home warranty for your properties, to have a little piece of mind. 

They're looking to buy for around £7m so if anyone has any idea of how I can get a piece of the cake please help.

If the pieces come together, I contact the administrator to see if the estate wants to sell the house.The process is more time-consuming than blanket marketing, but it produces more targeted leads.
