Family members are contractors so the cost of building a garage is minimal about 7k for 28 x 28 X 14 high for everything Inc electric and cement floor (might not need nor offer electric to tenants but if I sell it it is there) so yes it adds about 20-30K to list price on re-sale.I have the "garage/light storage only" tenant sign a commercial storage like lease indicating when they can enter it and what is not permissible such as storing hazardous waste, paint or repair cars and or etc. to include sec deposit and insurance/claims waiver.

20 years ago I was involved in such deals, medical clinic, dentist office, retail, industrial, ag, even a private airport and subdivision, looking back I guess I could say some of the properties would be nice to have today, but I'd probably sell them again.

I don't mind painting, too much, but I'd rather spend the day at the dentist than paint trim (baseboards, casings, doors, etc.).What would be a round figure to have the trim painted on a 1,000 sq. ft. house?

The sill is rotten out so we are lifting the house a bit and putting cement in instead of wood for the sill and then a big O around the house.

I honestly don't know how they'd treat having dirt against Hardiplank since its cement board, but you might be able to replace the bottom foot or two with that stuff and get away with it, depending on whats behind the siding.

I assume you are talking about sandstone foundation meaning rocks dirt and cement are used to build the foundation.

Unfortunately the cement truck got too close to the house on the old asphalt driveway with a poor base and pushed he wall in about 3/4" in the center.
