Most wholesalers simply do not keep properties.. if you have the means to keep all the great deals you find then your not wholesaling your investing for your personal portfolio..BUT NO QUESTION the pickings on the west coast are not like other areas of the country were you can roll into a city and buy 5 distressed homes before dinner..

You will notice that this is a 12 hour work day (7:45am-9:45pm; squeeze a lunch & dinner hour in there where you see fit) and only 4 hours or 1/3rd of it is spent servicing existing business.

Pick up side jobs, work overtime, budget strictly (I agree with the other person who says Dave Ramsey - zero dollar budget), don’t give yourself much spending money- cut out drinking, going out, dinners out, etc to save money.

I will buy everyone who replied on this thread a steak dinner in Chicago if this is a for real lender @Jon Holdman  no one lends at 4%  unless its your aunt milly or your parents.. there simply is not enough revenue coming form this to make it worth any one's while.
