Either  1) you will get no loan whatsoever, or 2) It is some BS combination of "trade accounts" credit.....Office Depot, Home Depot, and other misc useless businesses......Not a cash line of credit.Once you qualify for any kind of business line of credit, there will be No upfront fee, and more importantly it will be because you have established an Actual ongoing business that shows a profit, and consistent revenues over a few years.Time to turn on your BS detector.

I may do the same and combine it with sites that have current listings. 

However, I wanted to just get a general sense of whether or not  beating 9.44% is reasonable when you combine those benefits.

This goes back to 40k TK houses do not work because of crap area and the rehab for the TK operator to make money has to be more minimal in nature versus redoing everything and selling TK at 65k to 70k or more etc.One you are paying more but usually getting a better area, management, tenant base, and most everything is new so capital cost outlay is minimized year over year.Hopefully you didn't pay more than 40k plus for the area.

However, if we duplex down from the first floor unit (which is 2bed 1bath apartment), can we then combine the beds/baths and call it a 4bed 2bath?
