Keep in mind that each deal is different and we determine how much to "give" based on stakeholders involved, how much "meat is on the deal," and perceived upside in a design driven property (vs market cookie-cutter design). 

But I would agree it should be better than DIY or one of the internet cookie cutter methods.

I say that because REI is not a cookie cutter proposition.

The property has positive cash flow and I've little to no problems with the tenants.I've been looking mostly in starter family cookie cutter neighborhoods for the next rental purchase.

I've decided to just modify my existing cabinets to make a hollow cookie sheet cabinet.
