I've literally found a large percentage of these RE gurus out there with a lot of commonality; coaching/mentoring, marketing/websites & high fee based plans without a guarantee.

We usually refer to this as finding a mentor, getting a coach, or shadowing success in real estate circles.

In the end the offer a paid package for them to coach, mentor, and assist newbies into the business.  

They are there for one reason and one reason only to up sell you on coaching at high dollar price tags. 

Investing in real estate in coal mining or coal production towns makes as much sense as investing in towns that built stage coaches.

I still feel as though I don't know much, and would like some help.I am a high school teacher and baseball coach, so come this summer I am looking to really dig in and launch my Real Estate Investing business.

Most will sell coaching or courses to support the club.

There are far too many networking groups & speakers who are just focused on selling expensive coaching programs and shiny object investing schemes.Feedback: just do it!
