It's not cheap but it does do a really good job at cutting the roots out without destroying the clay sewer pipe on the older houses.

Try handwriting one letter on regular BLANK computer paper, then make copies of that page and put lined tablet paper in the printer tray.

I know there are a lot of opinions and threads out there on this very topic, but I started this one assuming a) a small-time landlord or PM, and b) recent comparison as both Buildium and others have been adding features lately.I am both looking to be as paper-less as possible, and I like to access the service from a tablet on the go.  

I'm particularly excited about bring a Windows 8 Tablet with me everywhere and being able to run my lead management software (that I developed) on it.

This was all relatively flat land compared to your area and all the dirt work was clay not rock so that would be a big difference for you as well.
