Also, if it’s a neighbor and you like them what I’m describing may not be a great approach 😂 I actually had a neighbor once who got divorced and his house foreclosed on and I stayed clear of the deal cause I didn’t want any bad blood between us.

Here is info from an older post that might help with your research.That probably stems from the definition of a "family" in the City of Pittsburgh Zoning Code [see art. 9, ch. 926, § 76(b)]:A group of not more than three (3) persons who need not be related by blood or marriage or adoption, living together as a single housekeeping unit in a dwelling unit, and shared common facilities as considered reasonably appropriate for a family related by blood, marriage or adoption; in either case exclusive of usual servants;So I guess any house zoned as "single family" can technically only have one such group living in it.

For durability you want a decent wear layer (say at least 12mil), and you also want thicknesses of at least 5mm to hide any imperfections in your subfloor - and 5mm is still on the thinner side so you probably want to do a plywood underlayment (in the case of a wooden subfloor) to provide a very smooth surface.
