You could also try to change the structure of the lease with a base rent plus bonus rent to landlord with annual sales over a certain gross number.Remember there is the location quality itself, the building design and quality of construction fit and finish, the parcel layout and parking ratios, any junior or large back anchors close by, the sightlines, the access, the traffic counts, and on , and on for valuation.

Ultimately, I'm considering the ROBS or distribution options to eject from the corporate world.If the cost segregation shows $100K of paper loss/bonus depreciation, etc., can I balance this loss against earned income of $100K from a 401K distribution?

I could: a) open the wall between the master and 53 sq ft; b) make 53 sq ft a bathroom (much more money but could be worth it since there are none on 2nd floor); or c) l could leave it as a "bonus room".

The leasing agent first told me that I would receive a $500 bonus when moving in and if I sign a lease for 2 years it would be $2,250 monthly instead of $2,350.
