Considering the seller is motivated , positive cash flow property and the owner is just trying to get it off his portfolio. ....How can you structure that deal

Just be sure to keep yourself motivated even after you run numbers on your 20th house and it still doesn't work.

I have excellent drive and motivation, and I feel my background in banking gives me an advantage to understanding the different types of loans and the finer portions of the lending aspect, since most people seem to finance homes. 

Everyone has motivation to get them out.
