Something to keep in mind is that every tenant situation/problem posted on this forum has it's roots in a landlords inability to manage their business properly. 

My mind is open and im willing to learn anything and everything I can. 

nice work.. real estate license for flippers in my mind is mandatory... and those in the flipping business who don't have one or one on the team are really shorting them selves.

One thing though to keep in mind is your employment contract. 

Then rent out property when I move out, the current rent in the area ranges $850-$1,000.In the back of my unexperienced investor mind, I feel like this is a good deal waiting for me to take it, but I hesitate at the same time because this is the first property/area I have looked at, even though no where in Atlanta has this price point, with the appeal of the property that this one has.Another concern would be the right side of the town, even though the actual neighborhood isn't a poverty stricken area and only the 4 miles down the road, this still concerns.

I had no idea of the benefit of no money down, in my mind I was thinking of paying it down or getting a lower mortgage but what your saying makes so much sense!

They know what you want, they don't want to do it, and no one in their right mind is going to sign it if they don't have to.
