I'm sure that the big reputable hotels will be able to successfully implement the pages and pages of guidelines but, as a traveler, I would never be able to bring myself to trust that a hotel had successfully implemented everything that needs to happen to keep me safe.

There are a zillion ways to implement the BRRRR strategy and even small nuances can make a big difference.

How much credence do you give to successful exits between 2017 and 2020 pre-Covid (proper implementation of business plan vs  overall cap rate compression)?

I assume property management companies would be up to speed on these changes and could implement them effectively, right? 

Obtain leverage up front by having a tool that’s easy to implement and can meet your needs 4-5 years down the road as well.

Cincinnati has recently implemented an alternative security deposit option for renter’s to pay.

I will be implementing that strategy ..... but more than anything else it proves that you can rent to section 8 as you do any other tenants.

Implementing black out dates seems tempting; but I think that LL's who  need blackout periods believe that MTM leases increase tenant turnover.

Last resort - if they stop paying you may have to implement, "Cash-for-keys" - an expedited way to get them to move out without waiting for cook county sheriff to arrive/courts to open 6-12 months - GIVE THEM MONEY for a moving truck.
