Depending on what you choose to do and what the partner will bring to the table vs. what you bring, you may have to take a much smaller split on the profits.That's awesome that you have been so entrepreneurial.

All of this being said, I agree with @Gordon French that if your end is $1000/month off of your $90k investment with an appraisal total of $790,000, that doesn't seem terribly great.

So, you have to bring more cash to the closing table so that the total concessions doesn't go over 6%, plus your down payment.

After debt service, that guy is left with table scraps.
