@Collin Cameron, As an realtor and investor I see both the listing, buying and rental demand and yes my answer is ONLY my experience, but the reason you see anything available to buy right now it is likely because it doesn't quite meet the market cashflow rate for that specific asset class.  

@Cameron Riley, ya gotta treat everyone the same per Fair Housing guidelines, generally. 

Cameron,I recommend finding an accountant that specializes in real estate taxation over one that is local.
