However, like a college education, if they are marketed as you will learn some things then I classify those totally differently.I have spoken with people outside of these forums that have paid for these types of programs, and feel like it was worth every penny (and some have forked over $50k for the program).

House hacking is perhaps the best way to get to cashflow other than buying off market (most likely finding the lead yourself) and doing a ton of work to get it rent ready, which is obviously cash intensive and time intensive.

Obviously, multifamily has so many more advantages than a Single family home, but can have more barriers to entry.I would start by learning the business, learning how to syndicate and use seller financing, and then focus on two things if you want to invest in multifamily: Sourcing capital and sourcing deals.More units allows you to hire staff and create some economies of scale.
