I plan on purchasing mf in the downtowns of the cities surrounding Houston, mainly those with a more “Americana” type of feel( white picket fences, 4th of July block parties, neighbors worship together, founding families are still around and they let you know it, high walkability score, families are out on the street with neighbors, doors are unlocked.....)It is tough to comp certain property because they might be the only type (or one of the only two) AND some of these towns do not allow any more MF to go up, so the MF owners set the market.

Their entire business model surrounds purchasing land inexpensively.We have found that, in the time it takes to develop an urban tract of land, you could have flipped 20+ properties to professional developers and generated much more equity for your self without the risk associated with development.Hope this helps and I wish you the best.

The economy is to blame but local politics have played a role in the demise of Arecibo as well.I'm not sure how long your most recent visit was or when you are planning your next trip, but I do hope you get a chance to view some of the other " non tourist" areas as you may be pleasantly surprised at the resurgence (albeit gradual) of some of the surrounding towns.I've been a resident here now for the past 4 years and I currently work as a lender at a local mortgage bank and also am now getting more involved with RE investing here.
