Commercial Space near College Campus

There is a commercial space for sale in my area that used to have a tuxedo shop and a laundry service. The building is vacant now and is right across the street from a college campus and is surrounded by student rentals.  

It is an older building but was wondering what types of businesses do well in this type of market space?
