Many short term rental owners do not currently have a business license or collect/pay taxes, they may get away with it for a little while, but since the city is already agitated about the short term rental scene, I would not be surprised if they aggressively come after non-reporters.

Doesn't really surprise me that 60% of americans can't afford 1200/mo in rent.

I was a little surprised when I got a bill for 3.5 years of ground rent all due at once!

As long as you do your due diligence and take the time to try and break everything down, you shouldn't have too many surprises on that end.

Hmm, sounds like there may not be enough info.I'd be very surprised if any lender would allow a 94% L2V note, even on a distressed property.

I'd be a little surprised if the lender would allow you to be on the deed and your father to sign the note.

It will probably cost me about $8,000 to get it rent ready.To my surprise, I called 2 title companies in the area and explained the deal and both of them said they could handle it, no problem.  

I have dealt with this a ton and you would be surprised at how common this is.David
