I'm having a tough time trying to comprehend how a tenant can pay for their cooking gas, and not their heat.

Question:Since I will have the deed from the 2nd mrg, in Illinois, cook county, am I able to pay off the 1st mrg no matter what, even if the owner is making monthly payments on the 1st mrg?

No maintenance, no homeowners, no cooking, no planning.  

This outlet was a new install 2 years old, recessed inside a wall, that literally cooked itself.

In Cook County you can even get the home owners exemption up to 6 units, so there is definitely plenty of precedence on your side in a 5 or 6 unit.

Has anyone been thru the process of claiming the homeowners exemption in cook county on a rental property ?

I'm new around here, but I've been reading about real estate investing since the 1980's, when I bought a book by Wade Cook called "How to Build a Real Estate Money Machine" and a home-study course by Carleton Sheets.
