there are TONS of threads on the best way to soundproof on here and the Audio Video forums. the best stuff is Roxul from home depot.here's the short story..1. spray foam or roxul2. de-coupling channels on the studs, then attach soundproof drywall3. another layer of drywall installed with de-coupling adhesivethis is expensive and time consuming. but it works wonders.

Doubtful you would save fees. 1031 companies to hold funds the good ones have adequate insurance policies and other safeguards which cost money to maintain.My criteria is more the experience of the 1031 company and how credible versus shaving 100 dollars off of a typical fee multi-thousand fee etc.

@Kevin Martin we have just decided to eliminate the door stoops and shave four inches off of the entire structure.
