It always kills me to see investors complain about spend an extra few hundred dollars each year to maintain a property and keep a good tenant happy, then watch them leave, lose a good tenant, and then their home starts killing them with problems because they didn't want to clean the gutters or inspect the home periodically.GC's are a different story.

I've listened to a bunch of podcasts, read forums, and watched videos on Bigger Pockets and have enjoyed the wealth of information I've taken in.

What's my watch say?

When they go on vacation which is several times a year we watch the properties for them.

Our conversation caused me to dive in and want to learn all about it and we both started by watching all of the Ron LeGrand videos and reading anything real estate related we could and decided to start with wholesaling. 

I would not watch any podcasts myself, since they are not designed to give you a structured overview.

The implication to watch for is that it is considered a deemed sale from a tax perspective.  

While I've grown much faster in another market I'm always watching that condo development and have found one each year since at my target price.

I was watching to see if people would recommend a good crew, or at least some kind of help, or service. 

@Todd KalseyI think the biggest key is just continuing to watch your market and time your improvements accordingly.
